We seek well-located land plots suitable for the development of small to mid-sized logistics facilities. We target both greenfield and brownfield land, with or without planning consent, where we see clear value-creation potential.
Recent corrections in land values, driven by higher interest rates, have created an attractive entry point. At the same time, occupier demand for modern logistics space has remained strong, supporting the prospect of continued rental growth.
These facilities are designed for the modern occupier and offer strong leasing and exit liquidity. The typical hold period for these investments is two to three years.

A key investment theme for Oryx is the acquisition of high-quality assets let to strong covenants, generating stable and predictable long-term income. Oryx has a well-established track record delivering this strategy on a deal-by-deal basis.
We invest across sectors to capture the most attractive income-led opportunities, focusing on defensive assets in high-demand, highly liquid locations with strong alternative-use underpins, long leases and dependable tenants. This approach is designed to deliver secure quarterly income while preserving value. Where appropriate, we pursue targeted initiatives to enhance total returns over the hold period.
Given the stage of the cycle, recalibrated asset values, and interest rates now trending downward, we believe there is a narrow window to secure long-term, high-quality income at a favourable entry point, an opportunity that is uncommon for defensive assets of this calibre.
The typical hold period for these investments is five years.

In the office sector, pricing has recalibrated to levels that offer attractive entry points, while demand for high-quality space continues to support rental growth. We focus on upgrading buildings to improve compliance, strengthen sustainability credentials and ensure they meet the expectations of modern occupiers. Oryx targets Central London and select UK cities that demonstrate depth of demand and strong liquidity.
For logistics, we concentrate on locations with structural undersupply and sustained occupier demand. These markets typically offer resilient leasing characteristics and healthy exit liquidity, particularly for modern, well-specified facilities.
Across both sectors, our repositioning approach aims to create assets that perform strongly from an income, leasing and exit perspective. The typical hold period for these investments is three to four years.
