Schroders Capital, the $111 billion private markets division of Schroders, has completed the sale of the 4-star Aloft Brussels Schuman hotel to the Pestana Hotel Group on behalf of its clients, including EXTENDAM.
Schroders Capital, the $111 billion private markets business of Schroders, announces the successful sale of the Aloft Brussels Schuman on behalf of its clients, including EXTENDAM, to Pestana Hotel Group.
Aloft Brussels Schuman is a 4-star hotel in the heart of the European quarter, offering 150 rooms, a bar and two restaurants, meeting rooms, a fitness centre, and parking facilities. The hotel is just minutes from Brussels’ city centre with key EU institutions within walking distance, including the European Parliament.
Following the acquisition of the hotel in 2019, Schroders Capital focused on reorganising the hotel’s operations – converting the previous management agreement with Marriott International into a franchise agreement – as well as executing a capital expenditure programme.
Schroders Capital, through its sector-leading hotel platform, currently manages €3.6 billion investments into hotel businesses operated by a dedicated team of 38 people located across London, Paris, Milan and Amsterdam.
The platform manages a wide range of hotel investment profiles, from independent assets directly operated by Schroders Capital, with or without affiliations, to hotels under management or lease agreements operated by a third party.
Thibaut Leonard, Investment Director, Hotels at Schroders Capital, said:
"We’re delighted to have successfully executed the strategic repositioning and sale of Aloft Brussels Schuman. Our active asset management and operational expertise has transformed the hotel and enabled its strong performance, thereby maximising its value for our clients. We look forward to building momentum with our leading hotels platform, as we continue to create value and deliver significant long-term growth potential."
Matthieu de Lauzon, partner from EXTENDAM added:
"We are very proud to have invested alongside Schroders Capital in this hotel. We would like to extend our warmest thanks to the hotel teams, who have delivered excellent performances despite the sometimes challenging circumstances, such as during the Covid crisis. We would also like to thank Marriott for their support.
“We congratulate Pestana on their acquisition and hope that they will enjoy the same level of satisfaction that we have had with this asset.”
José Roquette, Chief Development Officer at Pestana Hotel Group, said:
"The integration of this new hotel into the Pestana Hotel Group’s portfolio marks another significant milestone in our internationalisation strategy, which we have been steadily building over the past decades. Brussels, as a leading European capital, is a destination that strengthens our presence at the heart of Europe thanks to its central location, dynamic character, and institutional importance. This acquisition reflects our long-term vision, rooted in a sustainable and strategic approach, and reinforces our ambition to be present in the world’s leading cities, further consolidating the Pestana brand on a global scale."
The sale process, overseen by Jones Lang Lasalle, attracted interest from a wide range of local and international investors.
Schroders Capital and their clients were advised by JLL Hotels (hotel brokerage) and Loyens (tax and legal).
